Atlanta, GA – (July 2009) – Bryant Commercial Real Estate LLC announces its selection, along with Stevens Financial Services as exclusive representative for a Wellness and Behavioral Health Care Center in Albany, Georgia.
Wellness Center Partners, LLC has tapped Bruce A. Davis, Founding Partner of Bryant Commercial Partners, LLC and Alan G. Stevens, principal of Stevens Financial Services, jointly as exclusive agents for capital procurement, the raising of debt and equity for a new psychiatric facility to be developed in Albany. The FLINT RIVER RECOVERY CENTER will be the adaptive reuse of a former Naval Hospital on 20+ acres located on the banks of the Flint River, Northeast of the downtown area. The redevelopment of the property, a former hospital servicing government and civilian employees of the ‘BRAC’ closed Turner Field will be totally upgraded into a state of the art 85 bed hospital and treatment center. Diamond Healthcare, of Richmond Virginia, the largest privately owned hospital management company in the country, with over 90 hospitals under management, has acted as consultant for the developers in every step of the redevelopment plan, from conception to feasibility, design and layout, staff-up and certification, and has proposed to manage the facility on a go-forward basis. Pellicano Construction Company of Albany will serve as General Contractor for the project, which has an estimated $20 million all-in budget.
A key accomplishment achieved by Diamond and the development team, and validation of the project was the acquisition of a formal CERTIFICATE OF NEED, which was obtained in late June of 2009.
The stated plans for the facility are to offer a “medically centered program for recovery focusing on adolescents suffering from co-occurring psychiatric issues along with substance abuse, addiction and eating disorders. The Center should help to fill a much needed void for behavioral care for private patronage from 12 to 18 year old patients, in the diagnosis and treatment from the acute stage all the way to periodic outpatient care. The prevalence of such treatment is in such demand that Diamond officials pronounce that its front line care component will be at full occupancy from the day the Certificate of Occupancy is obtained in approximately one year from commencement of the development final approvals.
