Builder Online recently interviewed Epcon Communities, who started building homes for active adults in 1986.
They shared an interesting viewpoint – it’s not what these home have that matters to this demographic, it’s actually what they don’t have. Boomers are attracted to low-maintenance neighborhoods and one-story floorplans.
Here are some key takeaways from their list of top features that attract active adult buyers.
No Steps. For aging in place, the simple solution is first-floor master bedrooms and hallways wide enough for wheelchair passage. Ranch homes with open floorplans are perfect.
Low-Maintenance. This demographic wants a lifestyle that doesn’t include yard work and home repairs. Single-family homes that tout the maintenance free lifestyle you would find in a condo building allow Boomers to relax and travel if they desire without worrying about their homes.
Flexible Space. It’s not necessary for this group to have all the extra space from past family homes. Epcon builds primarily two-bedroom plans with a den or sunroom that can be converted to any other type of room needed.
Sense of Community. Active adults want to bring back the times when people knew their neighbors and enjoyed activities together with them. What better way to do this than with small lots, walking trails, community centers, clubhouses, and party rooms?
